(IV) When should I start rental search?

For those who have not yet come to Japan, most of them choose to get a place before coming to Japan. So they could go to sign the contract when they come and directly move into their new home.

However, Japanese rentals usually provide no furniture or appliances, so you need to buy them by yourself, which might be inconvenient to all of you. (You could choose minimini products “Super-kun”, properties with furniture and appliances.)

If you plan to start rental search after coming, you could firstly book a hotel for two or three weeks. In current situation of Covid-19, a 14-day quarantine is required, so you could use this time to find a rental. Please note that after applying for a property, the time required for the screening is up to two weeks. Please consider these things and make reasonable arrangements.

If you are already living in Japan and just need to change a place, the procedures will be easier. You could start looking for a rental about one month in advance.

(IV)找房需要提前多久进行?

東京は国際大都会として毎年大勢の留学生と中長期勤務の外国人たちが訪れてきます。ところで、皆さんが真新しい街に引っ越して、まず最初に解決しなければならないのが住居の問題ではないでしょうか。まず、日本に入国した後はお部屋を借りる必要があります。また、日本である程度暮らした後に、勉強や仕事などの理由で引っ越しすることもあります。とにかく、お部屋探しは皆さんにとって必ずこなすことの一つです。では、東京の家賃は高いのかという疑問を抱くでしょう。お部屋を借りるのにどのくらいの費用がかかとか、お部屋を借りる流れは、入居のどれくらい前からお部屋を探さなければならないとか、どのような費用がかかるのか?もし東京に住まなければ通勤・通学に不便ではないかと思われるかもしれません……
次のブログでは、このような疑問を一つずつ回答していきたいと思います。

(III) Will it be inconvenient if I live outside of Tokyo?

Many people choose to live outside of Tokyo for various reasons, the location of schools or companies, high rents in Tokyo, or they prefer a quiet environment. When living outside of Tokyo, however, they worry that it has inconveniences.

In fact, you don’t need to worry about it. Students who have lived in Japan for a period of time should have discovered that it is very convenient even you are not living in Tokyo. You could find support facilities including supermarkets, convenience stores, drugstores, post offices and banks everywhere.

In addition, Tokyo’s public transportation system is extremely convenient. There are multiple routes with a rapid transit system. A rapid train ride costs equally to one local train ride. The only difference is that rapid trains skip a few stops in comparison to the local one, which makes their time of arrival notably shorter.

有很多人出于各种原因会选择不住在东京23区,也许是因为学校和公司的地理位置,或者因为东京的房租太高,或者有人喜欢安静一些的环境。那么住到较远的地方后,大家会考虑的一个问题就是:不住在东京会不会不方便?

其实大家大可不必担心。在日本生活过一段时间的同学们应该已经发现,不管是住在东京都内还是东京以外的区域都是很方便的。所有地方的生活配套设施都很齐全,基本都会有超市、便利店、药妆店、邮局、银行等等。

此外,东京及其周边的公共交通非常方便。不仅路线众多,而且设置有急行班次、通勤电车、特快电车等等。这些班次的电车中途停站较少,因此可以很快到达目的地,对于居住在东京以外地区的人非常方便。

(II) What factors should be considered when search rentals in Tokyo?

Factors to be considered include location, commuting time, budget, housing facilities, surrounding environment, etc. Most of you are studying or working, so you could firstly consider your school or company location.

If the rent there is within your budget, living around school/company will be a good option. If the rent is relatively high, you could choose somewhere farther away but with easy access. The public transportation in Tokyo is very convenient, so you could take an express and arrive somewhere very far within just half an hour.

If your school/company is in the suburb area and you want to live in a hot place, you could also choose to live in the city center. In addition, it is good to live closer to the station, but there is also a noise problem, you could weigh up the pros and cons before making a decision.

Furthermore, facilities and equipment in the property and the surrounding environment also need to be considered. When renting a place in Tokyo, generally there’s no furniture and appliances in the house, so you need to buy everything by yourself. What you should confirm is the air conditioner, gas equipment, access control system, network, etc.. The surrounding environment is also important. It is necessary to confirm its safety conditions and whether there are supermarkets, post offices, hospitals, banks, etc.

(II)东京租房要考虑哪些因素?

租房通常需要考虑因素有:地理位置,通勤/通学时间、资金预算、房屋设施、周边环境等等。大家一般都在留学或工作,所以通常可以从学校或公司位置为出发点进行考虑。如果学校/公司附近的房屋租金在您的预算之内,住在学校/公司附近是最方便的选择。如果学校/公司家附近的房租较高,可以选择稍远但有直达交通的地点。日本的公共交通非常便利,有时很远的距离坐急行电车只需半小时即可到达。如果学校/公司位置较偏,而你喜欢热闹,也可以选择住在较中心的地区。此外,住在距离车站较近的地方也会比较方便,但存在一定的噪音问题,可以自己权衡后做出选择。

除地理位置和房租预算,还需考虑房屋内设施设备和房屋周边环境。在东京租房,一般房屋内是不附带家具家电的,需要自己购置书桌、床、冰箱等。可以确认的是房屋内的空调、燃气设备、门禁系统、网络等。房屋周边环境也很关键,要确认是否安全,有无超市、邮局、医院、银行等。

(I) How much budget should I prepare for renting in Tokyo?

The rental price in any city is affected by many factors, including location, distance from train/subway station, whether it is newly built, etc. Tokyo Metropolis consists of 23 special wards and 39 other, ordinary municipalities (cities, towns and villages). Tokyo, with Saitama, Chiba, and Kanagawa, also form the Tokyo area. According to different geographical locations, rents vary greatly.

Let’s start with the 23 wards of Tokyo. For a place for one person, the median rent of a house in Tokyo is about 70,000 to 80,000 yen. The most expensive areas for rent in Tokyo are Minato Ward and Shibuya Ward. The average rent for 1K is between 90,000 and 110,000 yen. Rents are relatively cheap in areas far from the city center. If you would like to live in somewhere cheaper, you could consider Chiba in the east, Hachioji in the west, or Saitama in the north according to the location of the school and company. The average rent in these areas is less than 70,000 yen. If you want to live in a more spacious house, you can also consider these areas. For the same price, a house rented a little further away will be much more spacious than a house rented in the central area.

(I)东京租房要准备多少预算?
任何一个城市的房屋租价都受诸多因素的影响,如地理位置、距离电车站/地铁站的距离、房屋的新旧状况等。东京都范围较大,区部分为23区,此外还有下辖市等,周围接壤三县(埼玉县、千叶县、神奈川县)同东京都构成东京圈。根据地理位置不同,房租也有较大差异。

先从东京23区说起。如果是一个人住的房屋,东京房屋租金的中间价位大概是在7~8万日元。东京房租最贵的区域是港区和渋谷区,1K的平均房租约在9~11万日元。距离市中心较远的区域房租相对便宜。如果住便宜一些的房子,可以根据学校和公司的位置考虑东部的千叶县、西部的八王子区域、或者北部的埼玉县。这些区域的平均租金均低于7万日元。如果大家想住宽敞一点的房子,也可以考虑这些区域。相同的价格在稍远一些的地方租到的房屋比在中心区域租到的会宽敞很多。
